We are responsible for maintaining the properties.  Residents are responsible for paying their rent on the first of each month.  These duties comprise the essence of the landlord – tenant agreement.

Tenants are required by law to keep their apartments in sanitary condition.  Tenants have the right to quiet enjoyment of the premises.  Tenants are prohibited by law from disturbing their neighbors’ right to “peaceful enjoyment of the premises”.  Reference Ohio Revised Code (ORC) 5321.05.

We maintain our properties from top to bottom.  We maintain the building’s roof, walls, insulation, smoke detectors, carbon dioxide detectors, wiring, heating, ventilation and air conditioning (HVAC) systems, plumbing, doors and windows, kitchen cabinets, sinks, toilets, faucets, bathtubs, showers, laundry connections and laundry tubs, garage door openers, etc.

We mow grass, pull weeds, clean gutters, trim trees and bushes, pick up trash and maintain driveways.

We hire licensed professionals to install water heaters, furnaces and air conditioner systems.  Our practice is to require the licensed contractors pull permits for their work and afterwards to schedule inspections with Lucas County Building Department trade inspectors.

We hire skilled painters to paint and re-paint apartments and exterior surfaces.

We hire skilled carpenters to remodel apartments, install cabinets, repair and replace windows, and keep doors, railings, and guardrails in good working condition.

We hire moderately skilled workers to perform various tasks including cleaning and trash removal.
